I would like to get a "Line Of Credit" and pay off my investor because I need get the AC replaced and Electrical Breaker box updated.

Because you have to keep the same taxpayer as owner from the relinquished property to the replacement property I'd worry that the legal protection you'd want for a development TIC won't be there.DSTs have high fee but probably are the best path forward for someone who wants to be fully passive and avoid legal risk.

Current plan is to rip out the carpet, it's trashed, and replace with LVP (one of the four colors, not sure which is best to choose... see attached image), replace the laminate counter with granite.

A good amount of plumbing had been replaced and I didn't need to rough anything.

There was water in the utility room, went through wall to the next bedroom and left water stains where I may need to replace the floor. 

So here it goes....I bought first single family home (2000sqft) 2 yrs ago in Cedar Park, TX area during peak of market craze at 5% 30yr fixed for around $540k (spent about 10K more replacing hvac etc) with monthly payment of $3600-$4000 and the market corrected sharply to a point comparable homes are not selling even for 440k with a nice pool in them.

HVAC and Insulation Improvements: Plan for HVAC repairs or replacements as needed. 

In my retail plaza I have always tried to prioritize tenants that cannot be replaced by online options - barber shop, spa, Subway, photographer, etc.

The tenants may not like the timelines or outcomes of the repairs - part is on back order, they have to pay for the repair due to abuse, the owner chooses to repair instead of replacing.

It's current tenants are not students but my plan is to replace the tenants with students within the year after purchase.
