If I were in your position, I would buy a duplex that has potential for value add, fix it up, live in one unit and rent out the other unit as a medium term rental or long term rental.

Investment also spiked in Class A Short-Term Rentals (STR) and investors started paying higher and higher prices based upon anticipated STR rental rates, that exceeded sustainability based upon Long-Term Rental rates (LTR).

I like where I live and it has the potential to be a good rental for me down the line, so I've decided to go through with making the purchase.

Seeking insight from the community on converting a STR (primarily Airbnb) to long-term rental.

thats basic list one can add.Value add /  New construction / land entitlements/ Timber / Minerals/ Lendingetc etc.. far more ways to actually make money than just buy and wait for rental income to payoff debtl 

(I have less than ONE request per tenant per year, some nothing in 5 years)There's lots of was to manage your rentals, but being organized is paramount.

My biggest question when I was researching all the programs was "If these people are so successful at what they do, why are they charging so much for all of this and always trying to upsell?" 

Where single family rentals weren't exciting to me, building and developing land and redeveloping old spaces really intrigued me.
