The key here is creating good enough marketing material and renderings so that someone can see the finished product in their mind.

That photo is pretty cool....not a good rendering of the true nature of Southeastern Michigan.

@Anthony Podloski, You actually can't do a 1031 with you primary residence so that renders that part of the equation moot.  

Also, from what I've heard, moving the mortgage into the LLC could cause the bank to call the mortgage and/or pierce the corporate veil (rendering the LLC useless).
