Maybe they book it just to remove themselves from their normal day to day.

Remember your costs will be more for an STR, you'll be paying for a lot of things you wouldn't with an LTR - higher STR insurance, all utilities including internet, supplies like toilet paper, paper towels, dishwasher detergent etc, upkeep on furniture and linens if damaged, yard maintenance and grass cutting/snow removal, trash removal, etc.  

I have tried to remove National Parks from mine and a call did not do anything.  

Removed a pool it will cost a lot of money also. 

Rehabbing units, removing problematic tenants, new infrastructure.

Removing tenants is a serious pain in New Jersey - though I realize those specific deals may be rehab and profit opportunities.

If you ask the manager to justify a fee and he starts hemming and hawing, move on or require them to remove the fee.
