@Joseph Schommer - it's a really interesting topic, and relevant to me as I just spoke with another investor how had a strong belief that Roe vs Wade had partial impact on the GFC. 2006 was 33yrs after the Roe vs Wade verdict and 33yrs is the average age of first home purchase.

My belief is if people are still just using the old hardware store 'for rent' signs and not advertising there may be some value there as they are probably older landlords with properties with a lot of equity built up in them. and also more than likely they are low on rents so the biggest value add can be buying them where the numbers work at current rents and increase rent to market rate when you are able to.

The market is crazy, but I do not think it is going to slow down soon (6 months ago I was indicating the odds of a depreciation cycle was greater than pre Covid - I no longer hold this belief (not stating I was wrong about the odds, but it did not happen and looks like it will not happen)).

@Isaiah J AragonMy belief and opinion is that if you buy cash flowing rental property in solid neighborhoods, that the inflationary period were about to hit will only increase rents and home values over the long term.
