I agree, it could be possible but I have yet to see a deal that really works when the borrower is borrowing 100% financing on a deal as the lender is going to have much higher rates and default rates.

The reason I say this is that with a 5+ unit a lender will evaluate based on NOI and a cap rate, so adding a 5th unit COULD (or could not) substantially increase the value of the building and make it worthwhile to refinance and pay off the existing loan (that is tied to the "old" quad) anyway.

You might have bigger payments then, but you would anyway if you structured it as a lease option.Depending on how motivated the seller is, you might be able to negotiate even better terms such as lower interest rate or deferring some of the interest owed the seller until you refinance, option(s) to extend loan payoff, etc.
