I'd like to avoid that if possible, though, hence why I have about a 6 month emergency fund and a bunch of recruiters I talk to on a regular basis to make sure I can find a job to replace my current income in the event of something like losing my job.you can mitigate the experience by buying the top 1/3 of a given market not the bottom 1/3 top third returns are lower on paper.. bottom 1/3 they are higher on Paper.. but paper proforma s are not actual s.I hadn't considered this.

I have similar sales experience and the are trying to recruit me.. after doing some research it seems like I could do this on my own if I wanted but they are saying I can make up to 150-200K a year working for them finding houses and they provide leads.

I’d have to agree with @Patrick Fraire even though I’m from SLO and would also highly recommend Cal Poly as a great school with a lot of companies recruiting from the Bay Area and Fromm SoCal you would have to travel.
