Not all agents are great, but working with a great one as an investor is well worth it, in my experience, simply for the access to their knowledge and referrals to other great teammates like lenders, inspectors, contractors, etc. 

It used to be fine and helpful, but now it's embarrassing when someone doesn't ask about Columbus, Ohio, or the midwest and you drop into a post to suggest Columbus with the benefit to you (self-promotion).

To make it easier on both parties, I would simply make the introduction and if they go under contract I will set up a referral fee with the property owner to pay me for the introduction. 

@Davin PaulineYou can check with your local REIA and speak with other investors there to see if they may have some helpful referrals for you.

And there will never be a less expensive lead source than referrals from relationships you build. 

In my area it is common for landlords to pay for heat which promotes a lot of abuse with the system in that tenants keep the heat at unreasonably high temperatures and often open the windows in the dead of winter when it can be -20 out.
