Let's pretend that my buyer wants to back out of a deal because of what a title search revealed; would an inspection clause suffice?

Hey guys been searching for a few months now (seriously searching, been pretending to for a few years) I had been looking in my town and the next town over because of location and proximity to my home, but the competition around here is too much with all the flippers paying cash and capitalizing off the rising home prices.

@Russ McKelvey I don't pretend to know accounting so I can't answer your first question but yes, there would be two sets of closing costs paid in the double closing scenario.Had a deal the other day where the wholesaler was going to make $35k.

Pretend that you'd rent out both units (as one day you may move out of a unit and then rent them both out.)

What this does is eliminate any "fake" landlord or friend that is pretending to be one.

Since you are not in a hurry, I would pretend the delay is causing you grief but that you are willing to give him another 15 days.

If a contractor gives me a bid that I know is outrageous I can just walk outside pretend to call my husband and walk back in and say "hey, I confirmed with my husband that we only pay x/sqft for tile flooring, so that's the best I can do".

But I actually solve the problem by buying the house, not just pretending that I'm going to solve the problem by getting a property under contract then trying to find a real investor with actual money and hoping they will solve the problem.  

But I am looking for a way to make my dreams and goals happen instead of pretending they cant.Your a lender what would be your terms on someone who has paid you back your money within 3 months every time you lent it made all payments on loans from you ranging between 90 and 328k?
