As you said, as a short term solution and to prevent ourselves from sitting on the sidelines, we may still make our move in about 6-12 months to purchase a house hack that will pay for itself if possible (or to cover most of the mortgage at least) and we will still pay for the negative cashflow on our first property until either rates come down or until we decide to sell (which will have its own set of challenges if we sell prematurely).

@Kundan Chand,I definitely understand, I just hired a company to clean.. they were there for 3 hours, wanted to charge me $250-- when I checked their work, it was really crappy, i'm sorry-- but as a cleaner, you job is to remove gum off the floor.

., the letter the water department said they sent out in NOVEMBER) and your "great tenants" are possibly so dumb they can't chew gum and walk at the same time.At any rate, if they had notified you sooner you would have sent your plumber out to address this problem then.The water bill is on them.
