Have you factored in the cost to run utilities to each lot, infrastructure such as street paving, curb and gutters, etc?

In my area, either a fence would be put up, or the place would get paved; doesn't look like anybody paves anything where this one is located though.

With respect to utilities, each unit has it's own heating, tenants pay for their own gas / electrical and landlord pays for water and trash.I can see from Google / Bing that there have been street level improvements locally in the past 2-4 years (great resource looking at older and current images) in terms of sidewalks, street paving, etc.

I have a 2 car wide 2 to 3 cars deep driveway / yard (1/2 of it is paved 1/2 is not) for my 2 family; the longest sitting tenant gets the paved half; and new tenant gets the unpaved 1/2......

We had several home projects that we requested 3 different company estimates: hardwood floor refinishing, baseboard installation, enclosing a porch to insulate with electric to add square footage to house and have sunroom, sprinkler system, outside deck/porch installation, paving of driveway, move a fence, possible foundation repair, structural engineers to clear no structural damage, inside painting companies, and attic insulation among others. 90% of all the estimates were never sent at all, or required 3+ calls to estimator and/or manager to have estimate finally sent.

I have rough plans for a two lot option that allows the existing home to stay while creating a new lot that is well within all of the setbacks allows a decent building footprint for a new home while meeting the permeable surfaces requirements.
