Unfortunately, we do dislike how the renter perceives and handles things.

But be sure you are 100% ready to meet the broker before you take a meeting, because if they perceive that you are a time-waster, you will never get another chance.There is no rush in this business.  

Cheap markets are cheap because the risk is perceived high or the long term return (I.e. appreciation) is perceived to be low.  

You make a great point about being sensitive to the socio-economic situation of your tenants.I think the perceived intent behind the gift depends on the type of landlord you are the remainder of the year.  

It appears to me that wholesalers, in the form being discussed, exist because realtors have been unsuccessful at reaching them through the allowed advertising guidelines, or have chosen to ignore these niches due to a perceived lack of return on time/effort.

In other words, setting a deal up to look like a note might be perceived as a partnership if the net is split evenly in the end.

I am not all that concerned about the loan being called due; however, I recognize the risk and perceive it to be very low.
