Thanks in advance :) Also...1031Crowdfunding.com is a good place to find lots of deals to evaluate.Additionally I also know of one broker who offers most of the typically packaged 1031 deals but waives the typical front end commissions.

You'll need a cleaner who is willing to do some extras (for extra pay) such as receiving packages for restocking or replacing worn items, or being the local contact person in an emergency.

This could make your ADR less competitive, but if marketed correctly I'm betting that people might perceive more value, which keeps occupancy at least the same.I'm thinking of a model where you tell guests they have "add-ons included" like grocery delivery, prepared breakfast package, attraction tickets, inner tubes, etc.
