Here in NJ if there is a raid of this nature and the Police or a specialized DEA type outfit enters the abode they need to leave paperwork showing that they had this right to enter the premises and or search or seizure.And yes Joel is referring to a very long thread that took place with another Air BNB incident in which the tenant refused to leave and she had to go through hell to get them out finally and gtet reimbursed, which in the end she did I believe.....The more I think about it the more I would need proof to belieev that thsi actually happened.So, how it works is Air BNB gets paid from the tenants and then they in turn pay you after tenant leaves?

I have not.I was going to relate a funny story but then I would be highjacking the thread.Most of our rentals here are pretty nicely outfitted and of course our rental market is about as good as it gets in the US... so you can be choosy and don't really have to over do it.

As you know this outfit wants $97 up front for a GUARANTEE of funding...but no phone number to call anyone...RED FLAG.

But that will be limited only to that entity and will not propagate to others.I have been using different lawyers to set up my current structure, and I wish that I had found Clint's law firm earlier as it would have saved me thousands of dollars wasted with some local 'asset protection lawyers' who were pushing one type of strategy without being capable of explaining to me the advantages of their setup compared to what I had envisioned initially.Anderson Business Advisors is not the cheapest outfit on the market, but they are excellent at teaching their methods, and best of all they have under the same roof accountant and lawyers who brainstormed to get the best of both world.

To avoid this, one large bedroom was repurposed as a theater room and another was outfitted as a workout room.

If I were in your shoes starting all over again, I would find a job with a commercial outfit with people doing things similar to what you want to do or find a successful investor and see if you can help manage and grow his portfolio.  

I am familiar with the arbitrage concept but have never heard of this outfit and wonder whether anyone on here has had any experiences with them or can give any insight into whether they are reputable, reliable, etc.
