And again, I agree 500% with Don, agents have a fiduciary duty in advising their client and seeking the best possible financial outcome, which IS to put the listing on the MLS and let ALL investors see it and compete for it, and yes, there may be retail buyers too.

Unfortunately, this was likely an inevitable outcome and cost over a multiple decade period of risk exposure...along with not getting appraisal value for the illegal unit when you sell.

I am happy with the outcome and look forward to closing this deal and being a repeat investor.

from my perspective C can be 50 50 for out of stand landlord   as in 50% chance of a decent outcome over timeD class for out of state I think is 80 to 90% of folks that try this will lose money and end up exiting as a loss sometimes a huge loss

It's the laziest possible path the outcome is predictable.
