Given your residency limits, the high prices in NYC and surrounding areas are a challenge, but there are still options in neighborhoods further out within your allowed range, like parts of Queens, Brooklyn, and the Bronx.

I understand there are other factors such as pitch etc. but i am trying to get ballpark range. 

If money were no object, do you have a specific property (whether it's for sale or not) and address that would be an ideal first investment for you?

It seems there are a few other parts of Jacksonville with similar budget range and that could be viable, anything near the beach is definitely out of the question with my budget. 

Depending on the price range we generally offer $2,500 towards cost/buydowns for a preferred builder partners but our partners generally match that if not greater than. 

The mortgage would prob fall around 1600-2000 range.

There are duplexes being sold on the mid - upper range of that price bracket, that need a little work.

There is a very wide ranging assortment of 1% options out there. 

The average LTR for the area for a 2 bedroom ranges anywhere from 2400-3400 (in the summer) the town I'm in is an extremely sought after place to visit also it is very close to D.C so rent tends to be on the higher side.
