If you still want to rent out your other bedroom you can have a tenant in the opposite side AND a roommate which would give you two income streams.

For DSCR cash out refinances, 75% LTV will get a better rate and a DSCR 1 ratio. 80% is possible but it will require a 1.2 or 1.25% DSCR ratio instead of a DSCR 1 ratio.
