Meetups - Our events page is a great place to start, some areas of the country are far more active about posting their meetups than others, if you're not finding anything here meetup.com is a great place to look as well.

If you want to get a clue about places to avoid investing look at states where insurance premiums have jumped or where homes are uninsurable. 

Not much, but something to keep in mind.They are all good options, I would also recommend a place where you are physically the closest to or can get to easily.

The management companies & local investors usually lease places up within 1-2 weeks max (depending on if you want to hold out of higher rents) How would you think about leasing these out?
