@Greg Callan Yeah that does look pretty reasonable you could manipulate it a bit by doing basic maintenance and self managing.

I am curious as to how big time investors with many properties manipulate a 1031 exchange.

I did discuss in depth with a lender who said 6 months was long enough for a refi into a different policy. 

Manipulation of numbers is all too easy.
