@Von Wilson you could ask the developer next door to partner with you and have them build on your property.

What I see most often is property managers get paid a % of the rental revenue.  

(but... it only works if you significantly boost the ARV of the property. 

On the journey, I once sold properties that were 30 minutes away as being too far, and also managed some properties that were 200 miles away. 

The LLC sells the subject property and buys, for example, 3 replacement properties in a 1031 exchange. 

@Ngozi IwunzeOne way to avoid capital gains is to turn the flip into a rental after the rehab and then do a 1031 exchange into a more expensive property.
