I know its expensive but you will be well protected :)Or you save a lot of money and be better protected by doing this consistently and well:-carry appropriate types and amounts of insurance-sign contracts with indemnification provisions- obtain all necessary licenses and permits to operate your business-ensure all vendors/contractors are licensed and insured and list you as additional insured-sign well drafted and fair leases and be a responsive landlord -be an active owner or hire an active PM  who avoids or at worse timely eliminates premises liability exposure The strategies you often read about are sold by alarmist asset protection companies who fail to disclose how impractical they are.

Research whether or not you need any special licensing, registration, or zoning to operate your home in this way.5. 

.: I'm not aware of any requirement for this.I do provide an application because it has a lot of information necessary for tracking the individual: social security number, driver license number, previous addresses, etc.When you take over an existing renter, I recommend you figure out how to get the entire file from the former manager/landlord.

From an outside viewer, I would be nervous to work with either one of you, since you are fast to go public with any grievance and the realtor has poor communication skills and has no problem blaming external circumstances for lack of a simple courtesy call.

The appraisals that are submitted to us by borrowers “hoping” we will accept them are often performed by “state licensed” appraiser who do not hold the MAI designation.

Your best bet is working with a licensed agent who can pull accurate MLS data and understand what you are doing... 

If they hold a real estate license, and in most states they must to manage property for others, you can report them to the real estate commission in your state. 

Oklahoma and Arkansas are very attractive to me but my real estate license being in Texas always makes deals pencil out better here for now.
