However, the CARES Act absolutely pulled the rug out from under landlords and overrides decades of landlord-tenant legislation and case law at the state level, as well as hundreds of years of basic contract law, by banning evictions for non-payment of rent for 120 days.Under this Federal Law, a tenant who stopped paying their rent in March would have no repercussions whatsoever until July 28th, at which time the landlord can issue a 30-day notice, wait the required 30 days, and then get in line to wait for a court date with an overwhelmed local court system in hopes of regaining possession of their rental unit.Even the best prepared landlord would have a very tough time weathering six months with no rent and no recourse.

In this case, the break is available to people who claim the standard deduction, which is $12,400 for singles or $24,800 for married-filing jointly in 2020.The House passed the $2 trillion coronavirus relief bill last week.In particular, legislators are calling for a “partial above the line deduction” for charitable contributions.
