I would definitely go with the bridge loan and then refi later into the non-QM, that maxes your flexibility and with IO bridge shouldn't even be that much higher

As an example, you could do something like: 20% down/ lender would finance 80% PLUS up-to 100% of the rehab budget, for a maximum of 75% of the ARV. yes, you will pay points, but the rates are better than hard money -- off the top of my head right now, 9% - 11% (depending on experience and credit). they are IO payments, and no prepayment penalty, so if you finish the project in 3 months, you can refi it into a LTH (call it a 30 year fixed) without a prepayment penalty.i suggest reaching out to a mortgage broker who is familiar with investor-specific lending options; even after paying a broker fee, you could end up in a much better situation than reaching out to hard money lenders directlyEdit: you may actually have better luck going private money on this deal specifically, as most lenders will have about a $100k minimum loan size requirement

I have been going back with the agent and he has given me this information regarding the existing loan terms:Recourse 7-year fixed with 3 years IORoughly 2 years of IO remaining Rate: 3.35%Current payment: $6,840 per month IO Starting year 4 payments will be P&I: $10,797The loan is due in 30 yearsAfter the fixed period the loan adjusts every 6 months based on 6 month LIBOR + 2.50%Max 1st adjustment is 3% and max subsequent adjustments is 1%.
