Refi to Fund First Duplex

BP World...looking for all the advice, opinions, thoughts, and ideas I can get on my plan of attack.  I am brand new to the RE investing world and have been stuck in the educational phase for some time now.  I currently own a home that my girlfriend and I bought way under market value and have been fixing up while living here.  Within a few months our renovations will be finished and we will have a decent amount to be able to pull out from a cash out refi to fund the purchase of our first duplex.  If anyone could offer any advice  or tips on this idea it would be greatly appreciated!
