That will increase your material costs for the job and is the contractor paying for the material in their bid or are you paying for it and paying them a labor cost.

I have a followup question - I will realize a lot of capital gain from this home in Idaho, so I think unless I purchase a new primary residence I will have to pay that capital gains tax. 

For my account I pay $10 per quarter while the loan is active so only $40 a year to borrow this money.

as long as you understand that this is just initiation for joining a club with various and sundry real estate information .. nothing wrong with it for the cost of 3k ..

They should be found early on by talking to other investors or your investor friendly Realtor.It is through effective property management that your money is made besides buying well initially.
