I find that the potential sellers are either too paranoid to find (they hide from everyone fearing their creditors) or emotionally divorced from the property....they have already made up their mind to default and there is no way to impress upon them that that's a horribly bad decision.Some of what I experience is unique to Texas and Texas rules however.

Its had some renovations over the past few years but was painted horribly and staged even worse so it sat on the market for a while. 

Unless you don't, but that's not something I'd be comfortable with.The PMI on a FHA loan isn't horrible, kind of a cost of doing business. 

This takes guts and is easier when the economy is horrible.

He even executed a rental application (as the prior landlord did a horrible job of retaining tenant information) via DocuSign!

We need to hear about the horrible pitfalls and know that it's not all sunshine and rainbows.
