While in years past it was customary to execute a deed to convey and hold that deed in escrow, may sound safe but several issues may arise that hinders a future conveyance.1. deeds are often misplaced, I've seen installment contracts fully amortized over 15 and 20 years!

Which is fine with me, since a 2.2 would mean that I am cash flowing pretty well.The down sides, as I see it are that a lot of lenders will give you 20-30 years but require either a balloon, or re-fi every 3-5 years.Resale: There is a limited amount of buyers, which hinders your ability to easily resell a property.Hope my ramblings help.

Debt to income will play a role but I was not sure how much of a hindering It would be or if the rental income would reflect positively and offset it to a certain degree.

Each situation varies slightly.But aside from that, there will be times you need to fix something or spend money you weren't expecting to... for most beginning investors that can be disastrous even with cash-flow from other properties.If you can build a cushion of 6 months reserves without hindering your growth and new investments, that's a good number.
