Do you offer Flex Pay?

The strategy of flexible payments in this article intrigued me. I was wondering if anyone has any advice on some stuff about it.
Do you let you tenants know at/before signing or only bring it up as a last resort? Why or why not?
Has it ended up causing anyone more problems with the tenants still being late on them and then the payments stack up over the short intervals?
Does this help or hinder an eviction case if necessary?
