Hi to all, Is their a hidden cost between offer and closing cost when buying a property?

You should be able to find insurance for that building less than $3k / year.You can find good PM's for 8% and no placement fees or other hidden fees.Also worth knowing the multi-family market in San Jose is softening right now. 

So to find such hidden gem, that no one else has so far, would be a fool's errand.  

There could be any number of other hidden reasons. 

This, of course, leads to corruption and the non-payment issue and then the annual tax auctions where you can buy these lovely gems for $500.

But now I'm considering adding a queen sized hidden murphy wall bed to the large enclosed dining room. 

My only reason to sell would be to keep buying hidden deals.

Factoring other "hidden" expenses like vacancy (when you don't have a tenant in there, you'll be paying the PITI and HOA!)

I am looking to raise some funds for additional rehab costs or JV with another investor/builder to get this gem moving.
