Fayetteville held up reasonably well except for the areas that a prone to flooding like the area around some Rock Fish Creek.

Make sure they are rock solid in every way, rented, then repeat.....or steal the million and piss it away on drugs and hookers.

I would have skipped the rock wall, water feature, combo W/D and trimmed the counter on the peninsula.  

Like @John Hovanec I like to stay in a 30 min radius from home (just outside of Rock Hill, SC), but I know I need to start buying in the Columbia market.

To best serve my clients and community with rock solid opportunities, I’d like to better understand the analysis and motivations from the investor’s eyes.

I'd advise getting hooked up with a local agent soon to start getting a feel for pricing in the metro (I have a recommendation if you'd like), but keep in mind that listings drop like a rock in the Oct.

Any thoughts on how I could structure a deal where not only will I sell the land for the seller but I could also structure a deal where I could be part owner of the potential drilling  that could take place on the land as well as timber, rock & stone excavation, etc.
