Structure of a Deal for a piece of Land with Many Commodities.

Any thoughts on how I could structure a deal where not only will I sell the land for the seller but I could also structure a deal where I could be part owner of the potential drilling  that could take place on the land as well as timber, rock & stone excavation, etc. Land has paperwork of testing of many commodities on the land. 

It is an international property which I have seismic report on and is privately owned.

Over 1 billion barrels of oil reported on the property.  Price of property is $125M. Thank you for your thoughts.
