I would guess no more than 5% (closer to 1-2%). 

Or do they allow closer to what is listed in the payment standard rate? 

I moved out of Unit 1 last August to move into another rental unit closer to my fiancee's office.

In some communities, the 1 bedroom apartments are up closer to 15%.

Since it will eventually be a rental property and you'll have to hire someone to cut the grass anyway (I assume there's grass😂) would trimming the hedges add a lot to the expense, or add a lot to the desirability of the property?

If you suggesting that winter is causing insurance to be higher, two things: the last years or see we call it brown grass season here in Milwaukee, because we don't get much snow anymore.
