They key is education and that is not necessarily a college degree.

I also went to college, not that it is mandatory, and I got a business degree that emphasized real estate.  

Should I even worry about real estate right now if I am so determined to finish my degree?

I have pretty significant student loan debt, just finished a dual degree program with a law degree and an MBA, just bought my first house (we didn't house hack my wife didn't want to now kind of regrets it), and just bought  a car.

I hope I'm not being delusional here, but Real Estate has captured my interest seeing as so many people have mentioned it before.Currently I'm in college pursuing a 2 yr degree in Construction Management and will transfer to get a bachelor's in the same field.

Currently I'm a student at CCSF perusing a broker license and financial degree.

I recently graduated with degrees in Real Estate and Finance from the University of Mississippi and moved to downtown Tampa, FL to start my real estate career.

Further, there is an overlap of time, which I can't remember all the details, but to some degree as long as the tax payer has a right to redeem the IRS is still in play.

Many that do have more stable situations are largely in the real estate game (to varying degrees).
