Is the situation different it I borrow an extra $40,000 to pay for upgrades/repairs (refinishing floor, repainting whole house, new fridge...) to the house? 

@Vicki Lau even if a tenant leaves a unit very clean I often still pay about $250 or more to have it professionally cleaned (deep cleaning such as getting the oven and fridge back to like-new condition, carpet steam cleaning, drain clearing, bathroom sanitization, etc).

Any one have any recommendations on local places to buy material.I am looking for roughly 1000sqft of vinyl plank700sqft of carpet 15 gallons of paint75sqft of granite countertopStainless steel kitchen appliance set (fridge, stove, microwave, dishwasher)

The power had been disconnected so long all meat and stuff rotted in the fridge.

Just my two cents if im a buyer touring the property, understanding I’m in Maryland and don’t know your market, I’d want it to be more turn-key.Missing fridge = $$ and annoyance for me to purchaseNo blinds/privacy anywhere in the house = $$ and annoyance for me purchaseNo glass installed around the shower = $$ and annoyance for me to purchaseUgly fan above bathtub, cover with white register?

the carpet is terrible too,  the fridge is blocking cabinets and there is a giant hole between the fridge and oven. but as long as you got a tenant that likes it,  noone cares what I think. 

Just today I went over to a property that was professionally cleaned and the stove and fridge were not clean - at all.

Using that same "logic", if the people that rented out those short term rentals through out the food they didn't eat in the fridge when they left, how many people could that food have fed if they didn't waste it?

Should rent for $750-$800New Carpet, New tile, new paint, SS Fridge included.

I see many posts here on BP where a tenant had water damage, or the fridge broke and the tenant wants them to pay for spoiled food or to be relocated - this is the purpose of renters insurance.
