Every system you try will have flaws, or you may salivate over a feature that appears in other software.Some familiar names are mentioned frequently: Stessa, Apartments.com, RentRedi, TenantCloud, Innago, RentManager, Avail, Rentec Direct, Doorloop, etc.I recommend conducting thorough research on each app online to understand their offerings, pricing, etc.

I would also pay to have the water tested each spring, if not more frequently, and reimburse them the cost of the test.

Condo's frequently come up short on insurance claims and any unpaid amounts will get divvied up among the residents and you owe it - period.

Have you had luck finding a VA that takes on a variety of clients (maybe handling 8 clients and giving each 1 hour per day type of scenario). 

There are a large variety of fix n flip programs that can be accessed if you have the right deal. 

Sometimes you will have “frequent flyers” who like to bring up every little thing and seem to have more issues… but they are more the exception.   

It does happen frequently, even the most experienced flippers have run out of time on an otherwise "quick" rehab.

Is the "will you please work with me on the rent" conversations be 1/20th as frequent or 1/20th as long or 1/20th as dramatic?
