I am aiming for cash flow and appreciation both , i am clear with investment objective i.e. financial freedom, in terms of timeline - i have just started scratching the surface of real estate investing i want to learn as quickly i can and gain information in order to get started for searching deals, budget and risk tolerance would like to put a number when some progress i have made personally in understanding of whole process, my diligence and external factor dependency, that's why looking for some basics to understand and path going forward

Gurus that tout renting vs buying like Remit, Cardone etc never seem to contemplate this hybrid.If we are in a place to settle down, owning a plex or 'luxury' househack can be the foundation to long-term freedom.

Like some Guru's say you dont need hundreds of units in some expensive markets like ours in the PNW you only need a few free and clear SFR's (build multiple ADU's) or MFR's (or low leverage/free clear close to) in order to reach your financial freedom metrics.There are local lenders who can give you options even past 10+ fannie/freddie products not just relying on private capital from DSCR or non QM products (these are an option too) however there are pros and cons.Id say the benefits of the DSCR product line is that some of them can go up to 25+ financed properties while some DSCR lenders can only go 4-10 or 15 tops.
