It’s like using a power tool with a safety guide, yeah you can get around the safety (loan qualifications, bank overlays) but unless you know what you’re doing, the alternatives (hard money, etc) could have you ending up with 9 fingers.

I am looking into areas outside my native market (southern California, mainly LA), to diversify and enjoy a bit more cash flow (looking into Ohio and finding some good stuff, taking a Cleveland trip soon), BUT I find it crazy when people here point fingers at those of us in this market for taking on deals with lower cap rates in OK but improving areas and considerable rehab and valuable potential.

I had one seller back out at closing, and lots of deals slip through my fingers for various reasons like, "Oh, I sold the house to so-and-so," after I first had it under contract and allowed them to drag their feet.
