I collect true financials from every seller or agent I work with that is willing to share them & all of the websites tend to dramatically underestimate in these areas..

Let them know you're the new owner, that you will be abiding by the lease terms they currently have, give them your info to be able to make payments, any website/payment portal platform.I would keep it short and sweet.

Bob Stevens/Prisco sells turnkey properties and has websites advertising a complete turnkey experience where they handle all rehab and property management for out of state and out of country investors.

So I didn't end up losing any more money than what was owed but it added about 2x the amount of stress with false hope and promises that never ended up happening.
