Lots of free info and education out there but if that was enough you wouldn't be on here asking.there's too much to it to explain on a forum post, but that doesn't mean it's hard.just make sure you get the price right and finding help or JV will be easy.

Good luck Thanks bob you’ve explained how big your operation is and that’s wonderful and all but for us investors who have only a couple properties and can’t “give contractors as much work as they want” I’m looking for a solution.  

We then explain that we do not need a reason to non-renew them and have full authority to do so.

He explained that given where I was at and how much I was cash flowing that it was his opinion that for now it might be smarter to save that extra money and continue stockpiling it for a rainy day or for my next investment.

We then explained that without RUBS, we'd have to much more significantly raise rents to cover the costs and so they'd end up paying much, much, much more at the end of the day. #4 shut 'em up really good as they couldn't rebut that one.

Just some food for thought.Also, could you explain a bit more about the cash flow you're referring to, specifically for flipping?
