Hi members,I recently met my CFP and he concluded that after all these years of accumulation in 401k it's time to take steps to minimize taxes and reduce/eliminate RMD. 

Do the math, it's rarely worth an owner's time to DIY manage - and that's before the costly mistakes!

That was a huge mistake as they wanted roof replacement & grass cut. $6k for roof, $1200 to cut the grass on 10,000 sqft lot.

I can say one mistake I made was while buying in great neighborhoods (up and coming) I lost equity on two where we bought on a busier street.

I am making mistakes today :( 

Action will always trump inaction - I have made mistakes, but this deal has taught me a ton, AND we are making money on the deal.

Eliminate debt, establish a budget, and save.

What happens if you sell a property to invest somewhere else and make a mistake?

It at least gives you a starting point and will help you eliminate a lot of things right off the bat.

I put my criteria clearly in the listing: 3x income over rent, 85% on-time payment history on credit report, and good references from past landlord.The biggest mistake you can make is taking the word of a current landlord.
