Most investors are very easy to talk to and understand because they were at where you are.

But if they want easy income, it could definitely work! 

MF deals are not easy to do and take a team of people with experience, PM in place, Net worth of the loan amount, hard money up front 100k+ and many other things.

You could start with your agent or a local agent who supports investors and could have contacts to refer to you.Lastly, you could consider negotiating with a local PM to take on a hybrid approach to management.
