Reading up in forums and like the blogs around covering yourself with documentation before you deal with Independent Contractors (ICs).Unfortunately, some of the links to the sample IC contract seem broken now as they were a few years old.1) Is anyone willing to share any links to sample IC contracts, an Insurance and indemnification agreement, and a lien waiver?

@Dan Strandberg I'm not 100% sure how it works in SK, but in Ontario when a property is located on Septic, it's often required by the lender to get a water sample for testing.

Also, my experience does not represent the entire MN wholesale community...just a small sample size.

When you're just starting out, your opinions are skewed because of  small sample size. 

Where can I find direct mail samples with the appropriate verbiage? 

Its important though to not just look at the last year, as the small sample size could give you the wrong impression on the turnover rate.

Where can I find the forms for complete a deal and where can I find sample credibility packets for someone who is just getting started with not deals complete yet.

When I had the same discussion w/ my wife, we ran the numbers several times - both for sample properties and our target property.
