Either way, you are taking the RIGHT steps, you have the desire; that’s obvious.  

If that is the case, do we need to go back and correct the last 6 years of taxes, or can we just start doing it right this year.

Your best bet is to go to real estate networking events near those areas and talk to those who have invested in those areas.Best of luck!

It likely would require something grossly negligent with huge consequences to have a chance to go beyond my coverage and we are not that negligent.

More opportunities for good deals on the horizon and hopefully interest rates will continue to go down.

This is a very early stage investigation to see what my options are, the ROI would depend greatly on the strategy that would be used moving forward, which is something that is very open to possibilities at this point and I have flexibility depending on the needs and desires of a potential partner.  

So if your using margin at let's say 12% interest rate, to do the mentioned S&P gaining at 8% or heck let's say 10%.... congratulations you just found a neat way to go a couple hundred thousand into debt.
