Visit them.If you don't feel safe, it's D Class.If it feels a bit sketchy but you don't feel in real danger, it's C Class.If it feels like a place you could see yourself living, it's B Class.If it feels like a place you could see yourself feeling the need to keep up with the Jones' it's A Class.

This is a garden home and the yard is fenced in with a 10 foot privacy board in board fence The neighbor stated it was making her violently ill and that it is a health hazard for her as it was coming in through her vents and or windowsshe has also been known to harass my last tenant, and sending us text that trees are too close to her home telling us that we need to cut it because there were branches over her skylight and she claims that it was scratching the cover. she called the city when the last tenant had to sell all of her items at an estate sale due to loosing her job and having to move from the property and cited that she was in violation of city ordinances due to not informing the county of an estate sale.

The danger is you'll be trading one transactional business for another.I would find others who have built a real wholesaling/flip business with systems so you can scale, and if you want, you have something to sell when it's time you've bought enough rentals.Good LuckGino

What I mean is, if you are thinking $50,000 down, plus closing cost, plus fix up cost, plus time on market to get rented as your foot in the door cost to get up and going- you might want to add an extra line item for additional time and additional costs associated with this type of scenario.
