Property values vs. rents
12 July 2021 | 6 replies
Cap rates are very low right now because appreciation has been strong (which drives up prices without corresponding cashflow) and interest rates are down (which increases buying power per $ spent).Going forward, rents will probably climb as the inefficiencies in the market catch up, interest rates climb, and a greater percentage of the population is unable to purchase homes.

Portfolio Loans on Residential Rentals?
20 March 2022 | 11 replies
Hey MarkSince April this year when the Fannie Mae lender letter came out restricting correspondent investor portfolios to 7% of their total portfolio, lenders have increased rates to stem the flow of investor loans, but DSCR lenders have held fast on pricing (or even improved it) creating an odd scenario where a loan with significantly less documentation is priced as good or better than one backed by a GSE.You can do the DSCR loans either in your LLC or not.FoAC is really backed up right now, but there are others that are not with similar or better pricing.Get yourself a good mortgage broker that does these loans and they can point you in the right direction.Stephanie

Property management company name adding in Insurance
17 July 2021 | 5 replies
PMC's cannot get liability coverage on a property they have no legal interest in.If there's a slip & fall accident and corresponding lawsuit, the PMC is uncovered. The only way a PMC can be covered, is by being added as an "Additionally Insured" to the owner's policy.FYI - this has nothing to do with fire coverage, only liability.Regarding your other PMCs that didn't ask for this, were they adding your properties to their master insurance policy and charging you monthly premiums?
