Personally, I prefer move-out agreements that are clear & firm but reasonable, rehabilitating tenants whenever possible -- and for critics of move-out agreements, I contend they don't have to put you in a worse-off position than eviction if you know what you're doing.

@Jordan Moorhead I've looked in the Coachella Valley area (Joshua Tree) for STR contenders but have been so focused on finding a MFR building I never did my due diligence on the area.

Just like we don't want our kids to be 14 years old ridding a bike with training wheels, at some point folks will have to contend with the idea that assets and liabilities are a touch more complex than they first imagined. 

I know experienced electricians who can do everything electric, but they won't touch changing boxes or meters on general principals -- too much can go too wrong too fast.Get some more bids -- as others have said, this guy may not want your work -- but factor in what construction conditions the guy is going to contend with.

Regarding Raleigh Homestays ordinance, I contend that the city, with their ordinance, violates NCGS 160A-424(c) in all respects: "In no event may a city do any of the following: (i) adopt or enforce any ordinance that would require any owner or manager of rental property to obtain any permit or permission from the city to lease or rent residential real property or to register rental property with the city... ; (ii) require that an owner or manager of residential rental property enroll or participate in any governmental program as a condition of obtaining a certificate of occupancy; (iii) levy a special fee or tax on residential rental property that is not also levied against other commercial and residential properties... " Attorneys out there, please chime in.
