Hi @Jerry Caldwell,Five concurrent refinances isn't in itself a huge deal, but the licensing stuff......I'm afraid you're likely going to have to deal with a big bank.Context: Following the great recession, the big banks managed to convince Congress that the Great Recession was in no way their fault, so they were excluded from all the new post-recession state-by-state licensing requirements.

Personally I find COC to be of marginal use to me because it doesn't account for concurrent risk involved in that return - unless I'm paying all cash for a property without plans to finance out of it (which I have done on a number of my houses, I didn't "brrrr" all of them).

@Valentyn SvitYou can use Chicago title in Roseville if you are If they are just buying and then selling concurrently yes, but all parties from the 1st and 2nd leg have to acknowledge instructions that they are aware this is happening, since the 2nd leg will never have a prelim vested in the sellers name and typically financing involved, it usually is not acceptable. this is direct from Chicago title. 916-783-7195,

So, if I was you, I'd concurrently send her a demand letter for your full deposit back, and file in small claims court yourself for $3,000.In the letter, I'd just write:Dear Landlady,This is a written demand for my full deposit back, which you have withheld illegally.
