I tried to use an app called melio to pay some of my contractors with a credit card and it cost me more headache than planning for my rehab project.

AND just because you have experience and a “good deal” doesn’t mean you will be successful trying to syndicate the deal.The first criteria is does the sponsor have the general knowledge and experience in real estate, and the specific knowledge and experience in the property type/location to give the project the best shot at success?  

New construction, fully decked out on the design and amenities. purchase price 785K, 40K in seller credits, 120-140k gross rental projections What made you interested in investing in this type of deal?

As @Terry Ouimet said...when you start off a project (or anything in life) from a bad/illegal foundation, it will never be right2) Yes absolutely we need to bring back or start anew with a proper green card/work visa program so we can get all of the LEGAL help we need in this country.

@Rene Hosman The only time I've seen them is larger buildings that have financing and the success of the project is contingent on a certain occupancy number, but then again what project isn't :) That being said, I'd always write concessions to start on the second month of full rent.
