I recently came across a website called RentToRetirement.com, which helps buyers purchase turnkey investment properties out of state.I was wondering if anyone here has used this site to buy a property.

I have posted my listing routinely to sites such as Facebook, Craigslist, Zillow and Land Search but still have not been able to find a buyer for the lot.

Finally the pro formas that they provide are absurdly basic and neglect at least 25% expenses, so are essentially useless.

If a newbie doesn't know how to do basic due diligence on an investment, they also don't know how to do due diligence on a coach or how to evaluate a coaching contract to understand exactly what the student will receive for their money.

I sold that in 92. next iteration was 2002 when I started a new lending company in Portland OR to specifically fund Turnkey buyers in the mid west doing BRRRR loans we killed that.

Until the rates come down to refinance, the key for us is to limit the amount of turnover at the properties. 5K to 10K in rehab basically eats away at several years of cashflow.

Anyone with the capabilities to do basic research knows and understands this. 

So Agree Jeff many simply have no basic manners. and that can be from a texting society where brevity is all they know. 

Build - rent - refinance -repeat. in columbus ohio you are buying old houses that are 1900 or 1920 or 1940 and you are in a sellers market. on the other hand you can source land which is a buyers market and build single family homes or duplex or triplexes that will return by renting and pulling cash out on a DSCR loan and doing it again. there aren't a lot of strategies that do this. flipping is different. so many risks. but when someone has a well oiled machine it's all good and less risk.
