I reviewed their folder and discovered they had bounced checks at least a dozen times in that 11 year period, so I wasn't optimistic.When I called the tenant to schedule an inspection, it took many phone calls over a two-week period before they responded.

If the collections accounts and the divorce are fresh, then the low credit score is the result and should bounce back pretty quick if they get rid of the collections and continue making on-time payments. 

I'm on the slow boat to riches with buy and holds (cause I love my day job and have little time to put into RE), but willing to meet anytime you need someone to bounce things off of.
